Are you aware of the settlement reached by the National Association of Realtors (NAR) in a class action lawsuit last week?
This settlement could potentially have significant implications for the real estate market, particularly in regions with high property prices, like ours.
The lawsuit alleged that NAR's rules and practices regarding the sharing of commission between buyers' and sellers' agents stifled competition and inflated housing costs. As part of the settlement, NAR agreed to make changes to its rules and practices, including allowing greater transparency in commission rates and providing more information to consumers.
In high-priced regions like ours, where housing costs are already a concern for many buyers and sellers, any changes resulting from this settlement could have notable effects. Greater transparency in commission rates might lead to increased competition among real estate agents and potentially lower costs for consumers. However, it's essential to monitor how these changes are implemented and how they ultimately impact the local real estate market. As the situation unfolds, it would be wise to stay informed.
I am a knowledgeable real estate professional with nearly 15 years of experience. I'm here to help you understand how these changes may affect your specific circumstances and transactions. Just give me call if you have questions.

Inflation devalues the purchasing power of money and the interest earned on savings is almost always less than inflation. Tangible assets like your home consistently become more valuable over time. In inflationary periods, a home is a good investment and a hedge against inflation. Borrowing money at fixed rates during times of inflation can be very advantageous...like buying a home. The rate stays the same over the term of the mortgage and so does the payment instead of going up at the rate of inflation. In September 2022, rents rose by 7.2% according to NAR Chief Economist, Lawrence Yun and "rents are accelerating to higher figures with each passing month." The annualized rate for this year is 10.6%. Buying a home allows you to avoid rent increases while enjoying property appreciation. The housing shortage that is fueling the price appreciation, as well as increases in rent, is something that has existed for over ten years, yet...
Information is brought to you by Hope Leitner Berkshire Hathaway HomeServices California Properties How FICO 9 May Increase Credit Scores How medical debt and other collection items are tallied in a credit score is changing, potentially increasing the credit scores of millions of people. Called the FICO 9, the new credit score changes how medical collections are treated from non-medical changes, such as credit cards. A medical debt will now damage a credit score less than paying a credit card bill on time, for example. FICO 9 came out in 2014, but the improved credit scores could just now be coming to fruition for many consumers because it can take a few years for banks and other lenders to implement the new system. The new FICO 9 score should give responsible borrowers better access to credit and lower rates on existing credit once the changes are accepted by the industry. Part of the thinking behind the changes is that for many people facing medical debt collections, it isn’t s...
brought to you by Hope Leitner Berkshire Hathaway HomeServices California Properties Few household maintenance routines pay off better than checking out your central air conditioning unit before the hot weather sets in. Preparing the unit for heavy duty now will not only save on energy costs, but will up your chances of staying cool all summer and avoiding an emergency service call. Air conditioning experts suggest these routine tips for ensuring trouble-free performance: Turn off power to the unit . Turn off the switch and unplug the unit to allow for safe handling. Clean or replace the filter . Most likely located behind the air return grille on the wall or ceiling in a central part of the house, the air filter can accumulate dirt, dust and allergen particles over the winter months. This makes the system work harder than it needs to, and costs in terms of efficiency and utility dollars. If the filter is disposable, replace it, and keep a couple more on hand for replacement ever...
